About the Anacortes, Mt. Vernon and Rural Skagit Real Estate Market

Anacortes still pegged as one of the best places to live and retire! The City of Anacortes has spent a lot of time and assets to create one of the largest and most comprehensive Senior Centers in the local area! The weather tends to be milder and the scent of the Puget Sound is always nearby. Real Estate tends to be slightly more expensive than other parts of the Skagit Valley with appreciate rates nearly 25-30% over the last few years. If you like the marina and view, you will surely want to check out Skyline--it is one of the largest communities on Fidalgo Island offering a full service marina, Flounder's Bay Restaurant, condominium living, single family detached homes, waterfront custom homes, manufactured housing, and a few vacant home sites still are available for that dream home that you are planning.

Shelter Bay in LaConner is a fabulous place to live. It features many community areas and clubhouse, nearby the water. Great home values tend to because majority of Shelter Bay is located on Tribal Reservation Land. You typically own your own home however the ground is usually leased from the Swinomish Tribe.

Golf course living couldn't be better than at Eaglemont, located above Mount Vernon. Choose to be on the fairway or in proximity to the clubhouse. Property values in Mount Vernon, as well as other neighborhoods in Skagit Valley, tend to be above the National Average--which makes this a great place to buy your next investment!

Want condominium living located in Mount Vernon or Burlington? Builders Homestead Homes offers a wonderful neighborhood of detached housing in Burlington, while Landed Gentry is building a detached housing neighborhood in Mount Vernon near Haggen's Grocery and Starbuck's coffee.

Needing a private estate? Waterfront, mountaintop or farmland. Opportunity abounds in Skagit Valley for your own private oasis. Fidalgo Island, Bow Hill, Sammish Island, Burlington Hill, Lake McMurray Estates, Elk Haven in Sedro-Woolley are just a few of the possibilities!

What about a retreat? Several Bed and Breakfasts are located in the Valley. Want a fishing cabin? The Skagit, Samish and Sauk River are among the highest rated fishing rivers in the State. Find you own paradise here!

Want to build your home? Beware! City of Mount Vernon does have some of the most expensive development/mitigation fees in the Valley.

Real Estate Tips
Buying Land and New Construction >What About the Water

If you are considering buying acreage, your real estate agent will probably supply you with basic information about the soil quality, zoning and property boundaries. Whether you intend to build a vacation home or a working horse ranch, you'll also need to know about the water quality and quantity.

If the land is not in an area where water is supplied and tested by a municipal water system, you will need to drill a well for drinking water even if the land has surface sources that provide water for irrigation. Instead of paying monthly water bills, you'll be investing a substantial sum to drill the well and maintain it over time. Contact the county water department to determine how many gallons per minute you and your family (or agricultural business) will require. Talk to the neighbors to find out how long it actually takes to obtain permits to drill for water in that area, and get estimates from local companies on drilling costs.

With a little detective work and help from your agent you can discover any local problems with contamination of the water supply due to toxic substances. Surface waters such as streams, ponds or lakes may be considered public property, and may require you to obtain a water use permit from the state in order to dam a creek or pump water from a supply that sits on your land.
